Selling your home is exciting… and yes, there are a lot of moving parts. Once you’ve accepted an offer, the focus shifts from “getting it sold” to “getting it to closing smoothly.”
Over the years, I’ve found that a simple checklist helps sellers avoid last-minute stress and keeps everything on track. Here’s what to focus on between accepted offer and closing day.
Before closing, be sure to:
Schedule final readings with gas and electric providers.
Contact the water department. (The title company typically coordinates the official transfer.)
Cancel or transfer internet, cable, trash, lawn care, snow removal, and security monitoring.
Pro tip: Schedule utilities through the day of closing so the buyer’s final walkthrough has lights and heat/AC working properly.
It’s amazing how many places your address lives.
Make sure to:
Update Amazon, Target, and subscription services.
Set up mail forwarding with the United States Postal Service.
Notify banks, credit cards, insurance companies, employer payroll, medical providers, and schools.
Small step. Big headache avoided.
Once you’ve moved, update your driver’s license and vehicle registration with your new address. It’s easy to forget until you really need it.
A few common questions:
TV mounts typically stay unless specifically excluded in the offer.
Patching nail holes and painting are optional.
Leave garage remotes, appliance manuals, and extra keys.
If you’re unsure whether something stays or goes, it’s always better to clarify ahead of time.
The Wisconsin offer include language similar to this (Lines 482–486):
“At time of buyer’s occupancy, property shall be in broom swept condition and free of all debris, refuse, and personal property, except for personal property belonging to current tenants, or sold to buyer or left with buyer’s consent.”
In practical terms:
Remove all personal belongings (unless agreed otherwise).
Empty garage, basement, attic, and sheds.
Remove trash and debris.
Sweep floors and wipe surfaces.
Leave the home clean and presentable.
It doesn’t have to sparkle like a magazine shoot — just clean, empty, and ready.
